How it works
- Enter the monthly rent.
- Enter the monthly PITIA payment if you know it -- or a loan amount and term to estimate it.
- Pick the Treasury index that prices the rate.
- Calculate to see your DSCR, pass / fail against 1.25, and an estimated maximum supportable loan.
Why it matters
Because a retirement account is the borrower on a non-recourse loan, the property has to carry itself -- the rent must service the debt. DSCR is how lenders measure that. A property at 1.25 generates 25% more income than its payment, the cushion non-recourse programs look for.
Running DSCR first tells you whether a deal pencils, how much you can borrow, and how much rent or down payment you would need to close a gap -- before you write an offer.
How to read your result
A DSCR at or above 1.25 meets our baseline. Below 1.25 is not an automatic no -- it signals the rent is tight against the payment, which a larger down payment, a longer term, or an exception may resolve.
The estimated maximum supportable loan is the largest balance whose payment the rent would still cover at 1.25; treat it as a planning ceiling, not a quote. Figures are estimates, not a commitment to lend.
